Whether you are just starting or already partway through a pre-licensing course, a simple plan makes exam prep less stressful. Here is one that fits around a full-time job.
1. Find out which exam you are taking
Most states that license home inspectors use the National Home Inspector Examination (NHIE). Some add a state section or use their own exam. Check your state's steps in the free state guide and confirm with your board before you start.
2. Start with the standards
Before you dig into systems, learn the inspector's role: what a standard of practice requires, what is in and out of scope, and how findings are reported. This changes how you read everything else.
3. Study your weakest systems first
Your trade gives you a head start on some systems. Spend your early, fresh study time on the ones you know least. A roofer might start with electrical and plumbing. An electrician might start with roofing, structure and the exterior.
4. Read, quiz, review your misses
For each topic, read the material, take a short quiz and look closely at every question you missed. Aim for about 75% or better before moving on, then come back to your misses a few days later.
5. Do not skip the "small" topics
It is easy to focus on the big systems and skim the rest. Make sure you also cover report writing, safety, liability, environmental hazards, fireplaces and chimneys, and appliances.
6. Finish with full-length practice exams
In the last couple of weeks, take full-length practice exams under timed conditions. They build stamina and show you which topics still need work.
A sample week at 6 to 8 hours
| Day | What to do |
|---|---|
| Monday | Read one module (about 1 hour) |
| Tuesday | Finish the module and take its quiz |
| Wednesday | Review every missed question |
| Thursday | Start the next module |
| Saturday | Finish it, take the quiz and do a short mixed review (2 to 3 hours) |
At that pace you cover about two modules a week. Speed up or slow down to match your state's deadlines and your schedule.
Put it into practice
Our Home Inspector Study Guide follows this plan: 17 modules in order, a quiz after each one that you need 75% on to unlock the next, and a 200-question practice exam with a fresh mix every time. Use it on its own or alongside your pre-licensing course.
